This house manual is intended to give you helpful guidance from A to Z. It explains how we envision the ideal use of the apartment and its furnishings.
For easier management, we have also defined a few rules and hope for your understanding. A careful and respectful use of the apartment helps us continue offering a beautiful and well-maintained accommodation for you and future guests.

🚭 Smoking & Candles

Smoking is not permitted anywhere inside the apartment. Please smoke only in designated outdoor areas. Candles and incense sticks are not allowed.

🚿 Bathroom

Please do not dispose of hygiene products, wet wipes, or food waste in the toilet, as this may cause blockages and damage.
Hair coloring, toning, or bleaching is not allowed anywhere in the apartment.

🧹 Floor protection

Please avoid leaving water puddles on the floor (e.g. wet shoes, spilled drinks, or while washing dishes). Water can permanently damage the flooring.

🤫 Quiet hours & consideration

Parties or events are not permitted. Quiet hours: 10:00 pm–7:00 am and 12:00 pm–2:00 pm. In the evening, please keep noise levels low, including on the terrace. The building is mainly privately occupied – please be considerate of neighbors.

🐾 Pets

We love animals, but unfortunately pets are not allowed in this apartment. Thank you for your understanding.

🪑 Cleanliness & care

Please treat the apartment and furnishings with care. Furniture must not be rearranged or taken outside.

🔐 Safety

Before leaving the apartment, please close all windows and doors and switch off lights, air conditioning, and electrical devices.

🚲 E-Bike

Charging e-bike batteries inside the apartment is strictly prohibited. In case of violation, the guest is liable for all resulting damages.

Please contact us if you need a charging option.

👥 Visitors

Visitors are only allowed after prior arrangement. Only registered guests may enter and stay overnight. We accept no liability for injuries to visitors.

🌧️ Windows, doors & weather

Windows and doors must always be closed when leaving the apartment to avoid damage caused by storms. If this rule is not observed, the landlord reserves the right to enter the apartment in order to protect the property. Please also ensure that the front door is properly locked, as there have been increased reports of burglaries in the area.

🛏️ Bedroom

Please do not eat in the bedroom to avoid stains and odors.

🔥 Sauna

Please use the sauna only according to the instructions and switch it off after use.

🌡️ Heating & air conditioning

Do not heat with windows open. Please switch off the air conditioning when windows are open.

👶 Children

Parents are responsible for their children. Please use the courtyard and lawn as play areas. Scooters, ride-on toys, or bicycles are not allowed inside the apartment.

⚠️ Damage & defects

Please report any damage or defects immediately. Intentional damage may be charged.

Washing machine: €13.00 per cycle, Towels: €3.00 (small), €5.00 (large) Extra pillow: €5.00

⚖️ Liability & final provisions

Use of the apartment is at your own risk. The landlord is not liable for guests’ valuables.

⏰ Check-out

Check-out by 10:00 am on the day of departure. The bill is settled the day before departure.
